Malaysia Utilities Guide [2026]

Example of a gas stove

In Malaysian condominiums, billing sources and payment methods differ for electricity, water, gas, and sewage. Additionally, depending on the property, bills may be charged directly from each business operator or through the management office.

This guide covers common questions from KL Fudousan customers about where to pay and how to check bills through an app or online. It brings together bill-reading advice, payment methods, official websites and registration pages.

Confirmation before and after payment
Once you receive the invoice, please check that the unit number, account number, and billing period match your own residence. Since payments made through the Management Office may not be properly recorded, please send receipts or transfer records after payment and keep your own evidence.

First, check | The source of the bill varies depending on the property

Utility billing arrangements vary between condominiums in Kuala Lumpur. Before paying, check the provider name on the bill and the details of your own unit.

Electricity bills | TNB and the management office

Many homes receive electricity bills directly from Tenaga Nasional Berhad (TNB). Others receive them from a different supplier, such as Malakoff, or from the condominium management office.

For TNB, it’s convenient to check your billing amount and history on the myTNB website or app before making your payment. You can start registering with myTNB using your email address and password. You can also pay via Express Payment using your 12-digit TNB account number without registering.

When paying with JomPAY

For TNB payments through JomPAY, use Biller Code “5454” and enter your 12-digit TNB account number in Ref-1. Check the details against your bill before paying.

When billed by the management office

Follow the payment method listed on the invoice. Since you are often asked to send payment proof after bank transfer, keep your receipt and transfer records after sending.

Electricity charge categories may vary depending on the property

In condominiums and SOHO homes, the TNB (Tenaga Nasional Berhad) tariff may be classified as Commercial rather than Residential, even when the unit is used as a home.

Electricity charges vary by tariff category. If your bill seems high, check the current category on your TNB bill or in myTNB.

Some homes allow a tariff-category change, but the procedure is normally carried out by the TNB account holder. Rental accounts are often in the landlord’s name, so discuss any requested change with the landlord or manager first.

For information on whether changes are allowed, required documents, and the latest procedures,
Please check the official TNB website or myTNB.

Water bills | Air Selangor and the management office

Water bills may come directly from Air Selangor or from the condominium management office. Air Selangor customers can check and pay bills through its official app or website.

Air Selangor app and website registration

For personal use of the new Air Selangor app and website, register a profile using an ID such as MyKad or a passport. Passport users enter passport details, a mobile number and an email address, and complete SMS OTP and email verification. After registration, add the water account you want to manage.

Payment Methods

Air Selangor accepts payments through its official app and website, FPX, debit or credit cards, DuitNow, supported eWallets and JomPAY. For JomPAY, use Biller Code “4200” and enter the water account number in Ref-1.

When billed by the management office

Payment methods and billing frequency vary depending on the condominium. If you paid using the specified method on the invoice and made a bank transfer or online payment, keep your receipt.

Indah Water | Sewerage charges are separate from water bills

Indah Water Konsortium (IWK) bills for sewerage services separately from water charges. You may open an Indah Water bill for your own unit even if it is addressed to the landlord.

Use the Sewerage Account Number for payment. With the IWK Customer Portal, you can register as a member to manage billing and history, or pay directly from your account number without registering.

When paying with JomPAY

IWK’s JomPAY Biller Code is “68502”. Enter the Sewerage Account Number for Ref-1 and your mobile number or email address for Ref-2.

Gas bills | Gas Malaysia and propane gas

Condominiums may use piped gas supplied by Gas Malaysia or propane gas cylinders. The arrangement can differ even between units in the same building, so confirm it when moving in.

In the case of Gas Malaysia

Gas Malaysia customers can check and pay bills through the Mobile App or E-Services Portal. E-Services registration requires a Gas Malaysia account number and personal details.

Check outstanding bills before an extended absence
Gas Malaysia may stop the supply after around 2 months of overdue payments. Check for outstanding bills before an extended trip or return to your home country. Reconnection may require an application and a fee.

In the case of propane gas

For units with gas cylinders installed under the gas stove, you will order replacement cylinders when the remaining volume runs out. Since order locations and fees vary depending on the property and supplier, please check with the landlord or management office.
