Buying FAQ

Answers to common questions about buying property in Malaysia.
Understand eligibility, costs, mortgages and procedures, including the basics for first-time buyers.

1Eligibility and property selection

Can foreigners buy property in Malaysia?
Yes. Foreigners, including Japanese nationals, can buy property in Malaysia. However, each state sets conditions such as minimum purchase prices and eligible property types, and state-government approval is required.
What is the minimum purchase price for foreigners?
In Kuala Lumpur, foreigners can generally purchase properties priced at RM1 million or more. However, in states such as Selangor, the conditions vary by area and property type. We will advise you individually on whether your chosen property meets the purchase requirements for foreigners.
Can I buy both new and resale properties?
Yes. Both new and resale properties can be purchased, provided they meet the purchase requirements for foreigners. KL Fudousan explains the characteristics of each option and helps you choose a property to suit your needs and purpose of purchase.
How long does it take from purchase to handover?
For resale properties, handover generally takes approximately 3–6 months from signing the sale and purchase agreement. For new properties, the timing depends on whether construction is complete or still in progress. The time required for state-government approval for foreign buyers and contract procedures can also affect the schedule.

2About costs and taxes

What are the costs of buying?
What ongoing costs apply after purchase?
What is Real Property Gains Tax (RPGT)?
How much could I borrow, and what savings should I plan for?

3Contracts, procedures and buyer support

What are the main steps in buying?
Consultation → property selection → viewing or project review → reservation and documents → legal and financing → payments and progress → handover. Timing and requirements vary by property.
What language are the contracts in?
Contracts and procedures are generally in English. Buyer support includes help reviewing documents and communicating with the parties involved. Document review is not legal advice.
What does buyer support include?
We provide support in Japanese, English or Chinese, from property selection to handover. We help with document reviews, mortgage applications, payment arrangements, communication with the parties involved, handover and initial defect checks. This service does not include legal advice or a professional building inspection.
Can I buy without selecting buyer support?
If you do not select buyer support, no buyer-support fee applies. You generally handle English communication with developers and lawyers, and manage contracts, payments and handover independently.
Can I appoint you for management after purchase?
Yes. We also provide property management after purchase. On the owner's behalf, we assist locally with rental management, including tenant recruitment, tenancy agreements, checking rent payments, tenant enquiries, and arranging repairs and maintenance.
