Answers to owners' questions about property management, tenant recruitment and fees.
1About management contracts
Can you manage a single property?
Yes, you can appoint us to manage a single property.
Can I appoint you while living overseas?
Yes. We handle local property management on your behalf, including liaising with tenants and arranging repairs and maintenance.
How long is a management contract?
Management contracts are renewed annually. Early termination is possible, but management fees are not refunded upon termination.
What happens if I end the management contract?
Please notify us by the deadline specified in the contract. We will handle any necessary settlement and handover of management duties in accordance with the agreement.
2Fees
How much does property management cost?
The one-time setup fee is RM 1,500, used for advertising to recruit tenants. The monthly management fee is the higher of 10% of monthly rent or RM 200 and also applies while the property is vacant. Repairs and similar work are charged at actual cost.
What is the tenant-placement agent commission?
Generally, the agent commission is one month's rent plus SST for a one-year tenancy, or 1.25 months' rent plus SST for a tenancy of two years or more. This commission is charged separately from KL Fudousan's property management fee.
How are management and repair costs settled?
Management fees are paid in accordance with the management contract. Repairs, cleaning and similar work are charged at actual cost. Owners may pay these costs directly, or we may deduct them from rent held on their behalf.
See our Property Management page for details of fees and payment arrangements.

How do you find tenants?
We find tenants through property portal listings and cooperation with local agents. We recommend suitable rental terms based on the property’s features and the surrounding rental market.
How are prospective tenants assessed?
We check prospective tenants’ reasons for renting, occupations and proposed tenancy terms, and report to the owner. The owner makes the final decision on the tenant.
Can I also ask you to collect rent?
Yes. We also check that rent has been received and contact tenants about unpaid rent.
What updates will I receive each month?
We report on the property’s management status, including rent payments received and repairs and maintenance carried out.
Can you manage a property during vacancy?
Yes. Management continues during vacancy and the monthly fee applies: the higher of 10% of monthly rent or RM 200. We explain the arrangements for your property.

Can you arrange repairs for faulty equipment?
Yes. If equipment develops a fault, we check the situation and arrange any necessary repairs or maintenance.
Can you help with tenant issues?
