What we did

We discussed their preferred areas and budget, then introduced and compared several properties. We explained each property’s features and surroundings, and provided Japanese-language support from choosing a home and reviewing the contract through to handover.

The enquiry

The client had previously bought a home through KL Fudousan. They later came to us for advice on investing in Malaysian property.

Our assessment and recommendations

Unlike a home for personal use, an investment property needs to be considered in terms of rental demand, ease of management and eventual resale.
We therefore recommended assessing not only the purchase price, but also the location, likely tenant profile and surrounding rental market.

What we did

We discussed the client’s investment budget and approach, then compared the locations, layouts and rental terms of potential properties. We supported them from property selection and purchase procedures through to handover.

What we did

We shortlisted properties that met their requirements and also checked school-bus stops. We supported the family through property comparisons, confirmation of tenancy terms, contract procedures and move-in.

The family signed a tenancy agreement for a home that met their requirements and began their new life in Malaysia.

Considering their lifestyle, we prioritised a location with a train station and shopping facilities within walking distance, so they could shop and go out without relying on a car.

What we did

We introduced a property that met their wishes and supported them through the tenancy agreement and move-in.
After moving in, they signed up for our Japanese-language support service. We continue to communicate and coordinate with the landlord and arrange repairs when equipment problems arise.

Outcome

The couple liked the home we introduced and has stayed there ever since moving in, without moving again. They are now in their fifth year of living in Malaysia.

Five years of trust after a change of property manager

About the customer

The enquiry

Concerned about the service provided by their previous management company, the owner contacted KL Fudousan to find a property company they could trust with the management of their property.

Our assessment and recommendations

To help the Japan-based owner hold and operate the property with peace of mind, we reviewed the existing management arrangements and proposed a smooth handover.
We also explained our approach to providing ongoing support, from finding tenants through to management after move-in.

What we did

We liaised directly with the previous management company to take over the necessary information and management responsibilities.
We then marketed the property, found a tenant and secured a tenancy agreement. We continue to handle tenant matters and day-to-day property management.

Outcome

A tenant was found after the management transfer, and the owner now receives monthly rental income.
We have built a relationship of trust, and our management of the property is now in its fifth year. The owner continues to live in Japan and entrusts us with managing the property locally on their behalf.

We manage the property locally on the owner’s behalf.
We continue to respond to tenant enquiries and equipment problems, arrange necessary repairs and coordinate with contractors.

The owner has continued to entrust KL Fudousan with the property’s management since moving to Hong Kong.
By arranging repairs and handling tenant matters locally, we enable the owner to hold and manage the property from overseas without needing to travel to Malaysia.
