Frequently Asked Questions

When should I start looking for a property?
We recommend starting your property search about one month before your intended move-in date. In Malaysia, available properties commonly begin to be advertised around two months before the current tenant is due to move out. If you start too early, properties that match your intended move-in date may not yet be advertised. Please contact us early once you have decided when you would like to move in.
Is there a viewing fee?
Even for viewings with a specific move-in plan, a viewing fee may apply depending on the number of properties, areas and scope of the viewing arrangements. If a fee applies, we will let you know before confirming the schedule. Depending on when a tenancy agreement is concluded, all or part of the viewing fee may be offset.
What should I do if equipment develops a fault after move-in?
Minor repairs are generally the tenant’s responsibility. If you are unsure who is responsible, or the issue concerns a structural defect, please inform the owner or agent of the situation. If you would like help with housing matters in Japanese, you can use the separate Japanese-language support service.
When will my deposit be refunded?
The deposit is generally refunded around one month after move-out, once the final utility bills have been confirmed. However, depending on your move-out date and utility billing dates, the refund may take about one additional month. The refund amount is determined after checking the condition of the unit and its equipment at move-out, together with any outstanding costs. Refund timing and deduction terms vary by tenancy agreement, so please check your contract.
