Rental FAQ

Helping you find a home that suits your life in Kuala Lumpur.

Find answers about renting, from property search and contracts to move-in and move-out. Contact us with any further questions.

1About finding a property

What kinds of properties can you introduce?
KL Fudousan mainly introduces condominiums and houses that suit your budget, requirements and lifestyle.
When should I start looking for a rental home?
We recommend starting your search about one month before your preferred move-in date. In Malaysia, rental availability is generally advertised around two months before the current tenant is due to move out. If you start too early, properties that suit your move-in date may not yet be on the market. Once you know when you would like to move in, please contact us early.
Is there a viewing fee?
A viewing fee may apply depending on the number of properties, the areas covered and the scope of the viewing arrangements, even if you have definite plans to move in. We’ll explain any fee before confirming the schedule. Depending on when you sign a tenancy agreement, all or part of the viewing fee may be offset.
How often is property availability updated?
Property availability changes frequently, so we’ll check and confirm the latest situation when you enquire. We can also introduce properties that are not listed on the website. Please let us know your requirements.

2About contracts and initial costs

How long is a typical tenancy?
Tenancy agreements are generally for one year or longer. Confirm the specific terms before applying.
What documents are needed?
Your passport’s photo page is generally required. A visa is not mandatory, but the landlord may request additional documents.
What are the initial costs and deposits?
As a general guide, initial costs include the first month’s rent, a security deposit of two months’ rent, a utility deposit of half a month’s rent, and stamp duty and contract administration fees of one-quarter of a month’s rent. The actual amounts depend on the tenancy terms.
Is there a tenant brokerage commission?
For rental searches in English or Chinese, we do not charge the tenant a brokerage commission. Japanese-language assistance is available through our separate paid Japanese-language support option. A separate viewing fee may apply depending on the viewing arrangements.

See the Rental Guide for an explanation of typical initial costs and their breakdown.

3After move-in and at move-out

What should I do if equipment fails after move-in?
Tenants generally bear the cost of minor repairs. If you are unsure who is responsible, or if the issue concerns a structural defect, please inform the landlord or agent of the situation. If you would like assistance with housing matters in Japanese, you can use our separate Japanese-language support service.
Can I renew my tenancy?
You can renew the tenancy with the landlord’s agreement. Generally, you should let the landlord or agent know that you wish to renew about two to three months before the tenancy ends. The rent and tenancy terms may change upon renewal.
What do I need to do when moving out?
You must notify the landlord of your intention to move out by the deadline set out in your tenancy agreement. Please also arrange professional cleaning of the property before your move-out date, as required by the agreement. At move-out, the property and its equipment will be checked, keys returned, and utilities and other outstanding charges settled. Move-out requirements vary by tenancy agreement, so please check your agreement in advance.
When will my deposit be refunded?
The deposit is generally refunded around one month after move-out, once the final utility charges have been confirmed. Depending on your move-out date and the utility billing schedule, it may take about another month. The refund amount is determined after checking the condition of the property and its equipment at move-out, along with any unsettled charges. Refund timing and deduction terms vary by tenancy agreement, so please check your agreement.

4Optional rental support

Can I receive support in Japanese?

Japanese-language rental support is an optional service that requires a separate application. Japanese-speaking staff can assist you in Japanese from the property search and tenancy agreement through support during your stay and move-out. For details, please see the Japanese-language support guide.
